Dear Peter,

After over twenty years of ownership my wife and I decided it was time to sell our 6-unit apartment building in East Miramar. In a previous life, we were both real estate agents and we learned that small commercial properties are difficult to sell for fair market value for a number of reasons. Over the years, as most property owners we were constantly solicited to sell our building by a variety of professional commercial realtors. During those years we throughly interviewed several but selected none.

I became aware of Peter Dacko and  Media Reality through a recommendation from a former business partner. During the following two years, Peter would periodically phone us to advise us of market conditions. When we finally decided to sell I subsequently met Peter at our property. At the first meeting, I was able to recognize him as a true professional in the real estate business.

In our situation, Peter was focused on small apartment complexes, an area where we rarely sees true experts, most would only work on the big deals, not the smaller ones. What I found out was that he had the expertise to sell any commercial property. In my mind, he's a specialist in the most difficult small commercial properties. And he proved it.

Peter knew the market area where a building was located. He knew the property owners on the street by their first names. He knew the rental income of existing apartments as well as asking price of vacant land. As a true professional, Peter had the resources to back up any statement he made to me or my buyer. He also had been an income property owner himself for years.

In the area of my building the wall-managed income properties rental values were beginning to respond to market conditions. However, in my mind, the market valuation of the buildings was not responding. I knew if I didn't get credit from the market for increasing rental incomes, I would need to delay our attempt to sell for fair market value. The key to having the property appraised properly was to hire a realtor who understood the appraisal process as well as being familiar with independent commercial appraisers that the bank would require. Knowing that Peter was certified appraiser gave us the confidence that he and his team had the knowledge and expertise in this critical area.

We therefore entered into agreement for Peter Dacko to sell our six unit building. From the signing to the contract to sell and closing the building experienced a major plumbing stoppage, a category four hurricane threat, a significant illness of one of the principles, and an unexpected tenant abandonment. Yet the building sold and close timely the results obtained were and are impressive.

Thank you Peter and your team for these outstanding results:
Our transaction for sold for 97.3% of the list price within 20 days.
Our transaction was being financed at 75% of the sales price.
The transaction sold and close timely.
The bank's independent commercial appraisal was 162% higher than the county's current fair market valuation.
My realtor was spot on his valuation.

Peter is one of those professionals I've met that the more you know them, the better you like them both professionally and personally in every aspect, Peter and his team did everything that was expected of a true professional organization. In addition to all the little things that separate the best from the rest.  Yes, I wholeheartedly would recommend Peter Dacko to represent our best friends in any real estate transaction
